GARY PAUL / SELLER GUIDES

Preparing Your Home for Sale

What to address, what to leave and how to get your home ready for buyers.

Before you book a contractor or order new furniture, decide what your home needs to compete. Preparation should have a clear purpose and fit the sale you are planning.

Start with the buyer’s first visit.

Walk through the property as a buyer would. Notice the entrance, lighting, room layout, visible wear and anything that distracts from the home itself. A short list of specific priorities is more useful than a long list of possible upgrades.

Separate repairs from renovations.

Loose handles, damaged trim or a leaking tap can make a home feel less cared for. Address known issues thoughtfully and obtain specialist advice where needed. Painting a tired room is a different decision from replacing a kitchen.

A major renovation needs to be assessed against its cost, the delay it creates and the homes buyers will compare with yours. Do not assume every dollar spent will come back in the sale price.

Let each room make sense.

Remove excess furniture and personal items so buyers can understand the space. Keep useful storage accessible and avoid filling cupboards to clear the rooms. Staging can range from rearranging what you own to bringing in selected pieces; the right scope depends on the property.

Prepare for photography.

  • Complete agreed repairs and cleaning before the photographer arrives.
  • Clear counters and bedside tables, conceal loose cables and remove unnecessary packaging.
  • Check that lights work and use consistent bulbs where practical.
  • Tidy the entrance and outdoor areas, with seasonal maintenance as needed.
  • Secure valuables, family photographs and documents you do not want visible online.

Make showings workable.

Agree on notice requirements, showing windows and arrangements for pets before launch. A beautiful listing still needs to be accessible to suitable buyers. Balance your routine with the times they can realistically visit.

Have the information ready.

Gather available surveys, renovation and permit records, warranties and details of included fixtures and equipment. For a condo, discuss the documents buyers may request. Raise known issues with your representative so they can be handled properly.

A preparation plan for your home.

We can walk through the priorities together and decide what deserves your time and budget before you list.
