Selling Your Oakville Home

Selling your Oakville home starts with a realistic view of its value, the buyers it needs to reach and the move you want to make.

I’m Gary Paul, a Sales Representative with Real Broker Ontario Ltd., Brokerage. I’ve sold tens of millions of dollars in residential real estate. I work directly with homeowners on pricing, preparation, marketing and negotiation.

What would your home compete with?

An Oakville-wide average is a starting point for a market conversation, not a price for your property. I look at relevant completed sales and the homes a buyer could choose instead of yours.

The comparison needs to account for location, lot, layout, condition and the work a buyer would face. A nearby sale can be a poor comparable if those differences are substantial. Asking prices show the competition; completed sales show what buyers and sellers actually agreed to.

What should you fix before listing?

Start with the homes your buyer will compare. If yours is already well presented, an expensive renovation may add cost and delay without solving a selling problem. If visible wear distracts from otherwise good rooms, cleaning, repairs and a focused presentation plan deserve attention first.

We decide what is necessary, what is optional and what to leave alone before you spend. Read the home preparation guide for the steps to consider before photography and showings.

How will we know whether the price is working?

Before launch, we agree on the evidence behind the price and how we will review the response. During the listing, I look at enquiries, showing activity, useful feedback and changes in competing properties.

If the response is weak, we examine the price, presentation and showing access together. Waiting another week is a decision that should have a reason behind it. A high asking price is only useful if the market supports it.

A plan for your next move.

Your timing matters as much as the listing date. We discuss where you are moving, how much flexibility you have and what needs to happen before you commit. If you are also buying, the selling and buying guide explains the decisions to work through with your lender and lawyer.

Start with a Home Sale Review.

We discuss a supported price range, preparation priorities and a proposed selling timeline. You see the reasoning and decide whether the approach suits your plans.

Questions Oakville homeowners ask.

Can an online estimate tell me what my home will sell for?

An estimate cannot fully assess presentation, condition or the choices available to your likely buyer. I use relevant sales and competing listings, then refine the advice with the property details and a visit where appropriate.

Do I need to be ready to list before contacting you?

No. A useful first conversation can help you decide what to prepare and when to revisit a sale, even if you have not chosen a listing date.

Will I work directly with Gary?

Yes. I stay involved in the pricing, launch, feedback and negotiation. We agree on the service and marketing scope before listing.
