Old Oakville Homes for Sale
Considering a home near Downtown Oakville? Compare the listings below, then look more closely at the street, the property and the work it may need. A renovated interior is only part of the decision.
This search uses the MLS® neighbourhood “1013 – OO Old Oakville” and includes residential freehold and condominium properties. This listing area is different from the Town’s heritage conservation district boundaries.

LOOK BEYOND THE PHOTOGRAPHS
What I would compare before choosing a home here.
The street and your daily routine.
Start with the places you actually use. Walk the route to the shops, waterfront or your usual stop, and visit the property at different times. Check the driveway, garage and visitor parking rather than assuming a convenient location solves every practical need.
The condition behind the finishes.
For an older home, I would want to understand the roof, foundation, drainage, electrical and plumbing systems alongside the renovation history. Ask for available permits and records, and use the inspection process to investigate concerns. A finished basement or fresh kitchen does not answer those questions.
The changes you expect to make.
If an addition, exterior renovation or replacement garage is part of your plan, check the property’s specific planning and heritage status before relying on that possibility. Old Oakville’s MLS® neighbourhood name does not establish whether a particular home is designated.
The Town provides a heritage property register and district information. For a designated property, discuss proposed work with the Town’s heritage planners and review the heritage permit guidance before committing to a renovation budget.
Buying in and around Downtown Oakville.
My office is at 132 Trafalgar Road, with meetings by appointment. We can start with Old Oakville and compare other Oakville neighbourhoods if your budget, layout or parking requirements point elsewhere. The aim is to find a property that works for the way you live.
Selling an Old Oakville home?
Current asking prices show your competition. They do not establish what your home will sell for. A Home Sale Review looks at relevant completed sales, competing listings, your lot and layout, condition and timing. From there, we can decide what to prepare and how to position the property.

Questions before your next move.
Does this search cover all of Oakville?
No. It starts with the MLS® Old Oakville neighbourhood. Use the Oakville-wide property search to compare other areas.
Is every home in Old Oakville a heritage property?
The MLS® area and the Town’s heritage designations are different. Check the exact address in the Town’s register and confirm its status with the Town before planning changes.
How should I compare two homes with different renovation levels?
Compare the lot, layout, parking and underlying condition first. Then consider the work required, the likely approvals and your budget. Use relevant completed sales to assess price; the amount spent on renovations does not automatically become resale value.
Should I sell my current home before buying?
We should review your timing, financing and tolerance for overlapping costs before choosing the sequence. The selling and buying guide explains the decisions to work through with your lender and lawyer.
